When the weather takes a turn for the worse, what is your home’s first line of defence? Your roof. Most homeowners don’t take the time to look up and check the condition of their roof until a major incident occurs such as a serious interior leak putting other parts of the property at risk.
Next time you get up to clean out the gutters, make it a priority to thoroughly check the condition of your roof, gutters, and surrounding areas. Identifying any areas of concern now can save you both stress and money in the future. Given the important role your roof plays year in, year out - it deserves some close attention.
So, you’ve decided to check your roof for potential problems. Here’s what to look for.
§ Rotting – Timber doesn’t like excessive moisture, and over time, if water is getting through to the boards below the roof line, signs of rot will become evident.
§ Paint damage – Another result of the sustained moisture exposure. Can be found in the forms of paint flaking/chipping/bubbling/fading.
§ Corrosion – Is a prevalent problem on guttering and downpipes of old or faulty roofing/guttering systems.
§ Interior problems – Signs of mould on interior ceilings or walls indicate an above leak.
§ Dysfunctional Flashing – Tight = Watertight | Loose = Problem waiting to happen…
§ Leaks – The most obvious suggestion that there’s an issue up above.
Our number one tip is to NOT wait until you experience these signs of damage. General wear and tear can be easily repaired, but if it’s ignored long enough, problems can turn into expensive replacements.
If you’ve recently purchased a property (or even before you buy), checking the state and quality of the roof should be right up there on top of the to-do list.
If work is required – remember – taking the easiest/cheapest option never ends well when it comes to your home. Investing in quality roofing materials initially can save you thousands in maintenance and replacements in the future.
